Common Stucco Issues

Many stucco homes in Southeastern Pennsylvania develop moisture issues, which can be expensive to repair. Stucco is a porous exterior cladding, which means it absorbs water when it rains or snows. Beyond that, the material is slow to dry, which further exacerbates moisture problems on your exterior. 

There are some early visual indicators that there is damage to your stucco, including the following:

  • Wear and tear on window caulk

However, you cannot see the more extensive damage behind the stucco. You’ll need an invasive stucco inspection to better understand your stucco damage. 

The Differences Between a Stucco Assessment and Inspection

When you’re concerned about damage to your stucco, the first step is to speak with an experienced expert like MHX Designs. We can provide a visual general assessment of your stucco, where we look at the following: 

  • Sealants at window and door perimeters and door threshold
  • Mitre joints
  • Window units
  • Head flashing at the top of your windows and doors
  • Evidence of cracking

Another option is to schedule a more detailed stucco inspection. There are two main types you can choose from: 

  • Invasive inspections, where small holes are drilled into the siding and a moisture probe takes readings of water damage. 
  • Infrared inspections, where an infrared image of the home is taken, which shows moisture levels. 

Stucco assessments and inspections are both important, however, keep in mind that it’s not possible to determine the full extent of stucco issues with only an assessment or inspection. The only way to fully understand the extent of the damage is to remove your stucco. 

Stucco Maintenance Options

When it comes to maintaining your stucco, you need to act sooner rather than later. If there is a problem, putting off maintenance can lead to more extensive and expensive repairs. There are three kinds of stucco stucco maintenance options that we can do to your home. 

Paint: Stucco can be applied with a special waterproof, breathable masonry exterior paint, which can prevent moisture intrusion behind the stucco and seal any minor cracks. 

Caulk: Many stucco cracks happen around windows. New caulking will help prevent water intrusion and minimize future cracking. 

Gutters: Gutter and roofline management are also critical. A clearance is needed between the gutter and stucco, so kick-out flashing or a roofline diverter is a must.

The Stucco Repair Process

Keep in mind that we recommend performing a corner-to-corner repair, at a minimum, as the newly repaired area will not match the existing stucco’s color and texture. 

During the stucco repair process, we’ll

  • Remove the loose stucco, being careful not to damage the wood lath underneath it
  • Trim builder’s paper to fit where the old stucco meets the wood lath and fasten the paper in place
  • Add metal lath over the paper, securing it in place
  • Mix and apply the new stucco, scoring its surface to improve the bond for the second coat
  • Apply the finishing coat
  • Paint the new stucco area after allowing it to cure

When Repairs Are Not Enough

Unfortunately, stucco repairs are only a temporary fix. In most cases, we recommend that homeowners instead opt for stucco remediation, which involves completely removing the stucco from your home. 

After we do this, we’ll assess the damage and install a Water Resistive Barrier system to protect your home against future damage. If you opt to replace your stucco with a siding material that’s better suited to our wet environment, we recommend a durable option like James Hardie siding.
