COMMON STUCCO ISSUES

Stucco is a porous exterior cladding, which means it absorbs water when it rains or snows. Beyond that, the material is slow to dry, which further exacerbates moisture problems on your exterior. Before you know it, you will be left with costly stucco repairs. Fortunately, you can stay ahead of these problems by recognizing when your stucco is damaged or worn.

Some early visual indicators that it’s past time for stucco assessment and maintenance services include:

  • Wall staining
  • Missing gutter/roofline diverters
  • Wear and tear on window caulk
  • Cracks

While these issues clearly need to be addressed by an expert, they do not tell you exactly what’s wrong with your home’s siding or show the extensive damage that may be behind the stucco. You’ll need a professional stucco inspection to better understand your stucco damage.

THE DIFFERENCES BETWEEN A STUCCO ASSESSMENT AND INSPECTION

When you’re concerned about damage to your stucco, the first step is to speak with an experienced expert like MHX Designs. We can provide a visual assessment of your stucco, where we look at the following:

  • Sealants at window and door perimeters and door threshold
  • Mitre joints
  • Window units
  • Head flashing at the top of your windows and doors
  • Evidence of cracking
  • Exposed mesh
  • Transition joints
  • Gutters
  • And more

Another option is to schedule a more detailed stucco inspection with our Southeast PA team. There are two main types you can choose from:

  • Invasive inspections, where small holes are drilled into the siding and a moisture probe takes readings of water damage.
  • Infrared inspections, where an infrared image of the home is taken, which shows moisture levels.

Stucco inspections and assessments are both important; however, keep in mind that it’s not possible to determine the full extent of stucco issues with only an assessment or inspection. The only way to fully understand the extent of the damage is to remove your stucco, which can be done in a process called remediation.

INSPECTIONS FOR SYNTHETIC STUCCO

Synthetic stucco, also known as Exterior Insulation and Finish System (EIFS), has become increasingly popular in recent years due to its energy efficiency and aesthetic appeal. However, it also comes with its own set of challenges, particularly when it comes to moisture management.

Our inspections for synthetic stucco involve a thorough examination of the material to identify any signs of water intrusion or other forms of damage, such as mold and mildew growth. We use state-of-the-art equipment and techniques to assess the condition of the stucco and determine the best course of action to address any issues that may be present.

INSPECTIONS FOR HARDCOAT STUCCO SIDING

Hardcoat stucco is a more durable and long-lasting option compared to synthetic stucco. However, it is still vulnerable to moisture infiltration if not properly maintained.

Our stucco inspections are designed to identify any areas of concern and provide recommendations for repair or maintenance. Whether it’s repairing cracks, addressing water damage, or applying protective coatings, we have the expertise to handle all aspects of stucco work with precision and care.

STUCCO MAINTENANCE OPTIONS

When it comes to maintaining your stucco, you need to act sooner rather than later. If there is a problem, putting off maintenance can lead to more extensive and expensive repairs. There are three kinds of stucco maintenance options that we can do to your home:

  • Paint: Stucco can be applied with a special waterproof, breathable masonry exterior paint, which can prevent moisture intrusion behind the stucco and seal any minor cracks.
  • Caulk: Many stucco cracks happen around windows. New caulking will help prevent water intrusion and minimize future cracking.
  • Gutters: Gutter and roofline management are also critical. A clearance is needed between the gutter and stucco, so kick-out flashing or a roofline diverter is a must.

For all your stucco maintenance needs, turn to the experts at MHX Designs. We offer an extensive array of stucco services to ensure your home remains beautiful and protected against the elements.

FAQS ABOUT STUCCO ASSESSMENT AND MAINTENANCE SERVICES

If you plan to sell your home, you’ll need to schedule a professional stucco inspection. This is a requirement for selling a stucco home, as the state of your stucco can impact the transaction. Let our experts complete your stucco project so you can have peace of mind about selling your home.

You should have your stucco siding assessed and maintained annually by an expert. When you hire us, we’ll check for holes, significant cracks, and separations, and we’ll make recommendations for repairs or a full replacement as needed.

The cost of a stucco inspection can vary depending on the size of your home and the complexity of the inspection required. However, investing in a professional inspection can save you significant costs in the long run by preventing extensive damage.

On average, assessments can take anywhere from 1 to 4 hours. MHX Designs ensures thorough assessments are conducted within a reasonable timeframe to provide homeowners with accurate insights and recommendations.

Yes, if left untreated, stucco damage can compromise the structural integrity of your home by allowing moisture to penetrate the exterior walls, leading to rot, mold growth, and potential structural decay.

The Stucco Repair Process

When you hire our team of exterior stucco experts for your repair project, we’ll work quickly and efficiently to repair the affected area. Keep in mind that we recommend performing a corner-to-corner repair, at a minimum, as the newly repaired area will not match the existing stucco’s color and texture.

During the stucco repair process, we’ll

  • Remove the loose stucco, being careful not to damage the wood lath underneath it
  • Trim builder’s paper to fit where the old stucco meets the wood lath and fasten the paper in place
  • Add metal lath over the paper, securing it in place
  • Mix and apply the new stucco, scoring its surface to improve the bond for the second coat
  • Apply the finishing coat
  • Paint the new stucco area after allowing it to cure

When Repairs Are Not Enough

Unfortunately, stucco repairs are only a temporary fix. In most cases, we recommend that homeowners instead opt for stucco remediation, which involves completely removing the stucco from your home.

After we do this, we’ll assess the damage and install a Water Resistive Barrier system to protect your home against future damage. If you opt to replace your stucco with a siding material that’s better suited to our wet environment, we recommend a durable option like James Hardie siding
